Overhaul, Renovation & Rehabilitation

Turning dilapidated commercial and residential premises into modern, habitable space, refurbished for how the building will actually be used.

Overview

About Renovation & Rehabilitation

Primebuild turns dilapidated areas into modern and habitable spaces - commercial or residential - by completely refurbishing them with their expected use in mind. The last part is what separates a refurbishment that works from one that merely looks new: the specification follows what the building has to do once it reopens.

Rehabilitation work is harder to price and harder to programme than new build, because the scope is partly hidden until you open the structure up. Primebuild's approach is to survey thoroughly, agree what is provisional before work starts, and keep the client informed as concealed conditions are exposed rather than presenting them as a fait accompli at valuation.

The same directly employed, DIT-certified trades that deliver Primebuild's new-build work carry out the refurbishment, which matters on occupied or phased sites where the trade sequence has to flex around a live building.

Why Primebuild

What you get with Renovation & Rehabilitation

Specified for intended use

The refurbishment is designed around what the space will be used for after handover, so the finishes, services and layout suit the actual occupier.

Honest treatment of the unknown

Concealed defects are surveyed for, flagged as provisional up front, and reported as they are exposed - not discovered by the client in a final account.

Works around occupation

Directly employed trades can be resequenced and phased around a building that is still partly in use.

Structure, services and finish together

Masonry, carpentry, plumbing and electrical work sit under one contractor, which is what keeps a strip-out from stalling between trades.

Our process

How the work runs

The same sequence on every project, whatever its size.

  1. Condition survey

We inspect the existing fabric and services and establish what is sound, what is serviceable, and what has to go.

  2. Scope and provisional sums

A scope that separates what we can price with confidence from what is genuinely provisional until the building is opened up.

  3. Strip-out and making safe

Controlled removal, temporary works and propping where needed, with the site made safe for the trades that follow.

  4. Repair and rebuild

Structural repair, replacement services, new partitions and openings - the work that turns a shell back into a building.

  5. Finishes and reinstatement

Plastering, joinery, tiling, decoration and fittings, executed to the standard the intended use calls for.

  6. Handover

Testing, snagging and a clean handover of a space that is ready to occupy.

Questions

Renovation & Rehabilitation: common questions

What kind of buildings does Primebuild renovate?

Primebuild refurbishes both commercial and residential premises, turning dilapidated areas into modern and habitable spaces through complete refurbishment tailored to the building's expected use.

How is a renovation priced when the full extent of the damage is unknown?

The scope separates work that can be priced firmly from work that is genuinely provisional until the structure is opened up. Provisional items are identified before work starts and reported as concealed conditions are exposed, so cost changes are visible as they happen.

Can the building stay in use during the works?

Often, yes. Because Primebuild's trades are directly employed, the sequence can be phased around a partly occupied building. Whether it is practical depends on the extent of the structural and services work involved.

Does renovation work need approvals in Kenya?

It depends on the scope. Changes to structure, use, or services frequently require county approval, and Primebuild applies established procedures to meet clients' statutory requirements. We will tell you what your specific project needs at the survey stage.

Send the scope, the site and your target completion date. You will get a priced proposal against a defined scope, not a vague range.
